Turku Student Village Foundation manages over four thousand apartments. Not only it builds new housing, it also renovates existing buildings. With Modelspace, Turku Student Village Foundation's new Tyyssija-project with 11.000 square meters full of details, is kept well under control. All materials used and changes made during construction are traceable for years to come.

Turku Student Village Foundation's Cadastral Surveyor Joonas Rantala is in charge of the foundation's building service technology. He was involved with the Tyyssija-project, when procurement of Modelspace had to be decided. The decision was easy. They started using the software during an ongoing construction project, and soon Modelspace showed its unmatchable features:

“Starting out with Modelspace was easy. The software is remarkably simple to use, user-friendly and easy to learn. It serves us well, because now we can easily manage our big building portfolio”, Joonas Rantala explains.

Modelspace part of established process

New building projects come to Turku Student Village Foundation through the architectural competitions.

”In competitions, it is easy to create the preferred quality factors, and so from the start of the competition the designers can see the space requirements. During the planning phase, they can fill out the room cards, see the intermediate phases and compare the plans with the original requirements. In addition, we can verify how the material choices are done by architects coincide with the contractors view. Modelspace is a natural part of this process and helps in every phase as projects tend to change quite a lot after the first thoughts and memos”, Joonas Rantala mentions.

With Tyyssija-project, like in other student housing projects, spaces have distinct requirements. Here, strengths of Modelspace really stand out: requirements can be targeted to certain spaces or rooms, and they are not dependent on other requirements.

“Our foundation has properties from various decades. It is vital, that when materials in certain rooms get damaged, we get information about the materials instantly. This information must be up-to-date and easily searchable even decades after construction. For us, it is easier now, when we have it all in black and white. All room types have their own materials and to top it off, we have retail spaces, which information we also have. As landlords, we are responsible for the premises and now our upkeep process is easier”, Joonas Rantala describes.

Flexible and simple processes

With Modelspace, designers can utilize already established requirements or target specific spaces with distinct requirements. Thus room data is up-to-date more accurately and easily searchable compared to other methods.

“Modelspace fits residential construction well. It encourages us to utilize its attributes and processes, which have replaced our previous contracted processes. With Modelspace, we have more flexibility in our work and simplified the processes and gotten them under control”, Joonas Rantala sums up his experiences.
